Through integration, consolidation, and simplicity, we are able recreate a flawed business model into a structured service platform that increases asset value, reduces operating costs, and creates organizational efficiencies across our entire portfolio to provide our clients with unmatched industry service. 


The Company

AssetPro Management represents a distinctive service solution for homeowners of residential communities offering streamlined residential management and maintenance services. We continually strive to improve our management platform which consists of streamlined operational procedures, seamless and user friendly technology systems, and a team of professionals working together towards the overall personal and professional success. 

Our Story

AssetPro was created to meet the growing demand for premium Property Management services in the Community Association markets throughout the Philadelphia Region. The company oversees all aspects of property management, including asset management, condominium association compliance, financial and fiscal management, and risk management. 

AssetPro began as Maintenance Company offering streamlined maintenance services to multi-family residential units. Michael started by installing kitchens and bathrooms for several apartment communities throughout the area. Services included apartment make readies, kitchen enhancements, bathroom remodeling and various capital improvements; successful specialization focused on large scale projects requiring quick turnarounds. 

In 2008, we acquired Affiance Property Management, which had a portfolio of 6 community associations. By merging the two companies, synergies were created by operating cost reduction, increased revenues, and a diversified service offering. This acquisition provided the initial service platform to eventually create a brand that would forever change the way community associations are managed. 

Our objective is to create superior value for our customers by providing a full range of high quality management services within a pricing structure that is fair and reasonable to ensure the prosperity of our clients, our shareholders, and our employees. We strive to create long term partnerships with Associations who share our vision for success.

MICHAEL J. DEFRUSCIO
President, CPM

Michael is the Founder and acts as President of AssetPro Management. Michael created the business model for AssetPro in response to a growing need for services to support the recent high volume of community assocation development in the Philadelphia market. Michael leads all company operations and provides leadership insight and direction to the management process. He places a strong focus on maintaining client relationships, strategic and organizational development, and setting presentation standards for both the company and the properties we manage.

Michael has a long history in the real estate industry and is qualified with over 20 years of property and asset management experience. Michael began his career with Korman Communities Inc, which provided him with necessary experience, knowledge and entrepreneurial vision to eventually establish a company of his own. Michael has a proven track record in many facets of business including: management, operations, information technology, web development, marketing and design, financial oversight, budget preparation, staff training, and client relations.


JESSICA MARVEL
Vice President, Operations

Jessica Marvel joined AssetPro in early 2009 as a property manager, but was quickly promoted to Director of Community Operations for the company’s portfolio. In 2011, she was promoted to Vice President of Operations. Jessica is an extremely motivated team player with extensive project management and analytical capabilities. She maintains strong interpersonal and leadership skills which allows her to remain calm, confident with the ability to provide leadership using a positive approach under the most competitive and stressful conditions. Jessica is passionate for achieving perfection, regardless of the time, efforts and learning that may be required.

Jessica works directly with Board Members to ensure communities are running efficiently while maintaining immaculate curb appeal. Her duties include property oversight, manager training, vendor procurement, violation monitoring, rules enforcement, and asset management. Jessica’s excellent communication skills and enthusiasm enable her to lead client relations and set company service standards. Jessica’s professional approach, dedication and attention to detail are strong factors contributing to her success.

Prior to joining AssetPro, Jessica was Project Coordinator for Paradigm Realty Alliance. Her responsibilities included working directly with the Chief Operating Officer supporting land development transactions, asset acquisitions, leasing and property management of retail units. Jessica began her career as an educator in the Philadelphia School System and holds a BS in Education from Salisbury University.


MONICA J. MESICS
Vice President, Finance

Monica Mesics provides leadership and oversight to our Client Accounting team. She has over ten years in Financial, Asset, and Property Management experience. Additionally, Monica is responsible for ensuring the delivery of quality and accurate financial services to our association clients. She is also responsible for the seamless transition of new clients into AssetPro’s residential accounting group.

Since joining AssetPro Management in 2010, Monica has successfully transformed the client accounting operations by streamlining the processes and procedures. She thoroughly oversees all financial reporting, Accounts receivable and collections,  accounts payable, annual operating budgets, taxes/audits, and client interaction.

Prior to joining AssetPro Management, Monica worked extensively in the commercial real estate industry; focusing on the accounting and management of large office, retail, and warehouse buildings. She has worked for both small and large companies, private and public and has been successful implementing best in class accounting and management operations. Monica has a Bachelor’s degree from Temple University, she holds a Pennsylvania Real Estate Sales Person License,  and serves as Treasurer for her condominium association.
